Sunshine Coast Waterfront Custom Home Nears Completion

From Early Construction to Near Completion

When we first shared this Sunshine Coast project, it was still in the early stages of construction. This custom waterfront home was beginning to take shape for returning Tamlin clients who had previously built with us on Gambier Island.

Now, with the home nearing completion, the latest photos show how beautifully the design, materials, and coastal setting have come together. The house sits on a dramatic waterfront site. It was designed to make the most of the view, while settling naturally into the rock, trees, and shoreline landscape.

Building on a Challenging Coastal Site

Building on coastal terrain always brings site challenges. In the early foundation and site work photos, those challenges are easy to see. The property includes steep grade changes, exposed bedrock, concrete retaining walls, and stepped site work.

The before and after comparison shows how far the project has come. What began as a difficult rocky site has become a refined modern home that feels connected to its surroundings. Stone steps, retaining walls, boulders, and layered planting help ground the house in the coastal landscape.

Tamlin’s custom prefabricated home package helped support an organized build process. The package brought together the design, structure, and materials needed to move the project forward on a challenging site.

Designed Around the View

From the beginning, the goal was clear. The home needed to feel comfortable, modern, and connected to the ocean from the main living spaces and mature garden spaces at the rear of the home.

Large windows bring natural light deep into the home. In the main living area, floor-to-ceiling windows frame the waterfront setting. They also help blur the boundary between inside and outside.

The kitchen continues the same clean, modern feel. It features warm wood tones, light wood flooring, clean flat-panel cabinetry, and a large island for daily living and entertaining. Upper windows bring in more natural light. As a result, the kitchen feels bright, open, and connected to the rest of the home.

Private spaces follows the same approach. Large bedroom windows frame the ocean, while the bathroom looks toward the surrounding trees.

Indoor-Outdoor Living

and Modern West Coast Materials

One of the standout features of this home is the way it extends living space outdoors. The covered deck areas create comfortable places to sit, dine, and take in the view. They also provide shelter from the elements.

The finished exterior has a modern coastal look. It combines deep charcoal cladding, dark metal detailing, low-maintenance siding, and glass railings. Warm natural wood soffits add contrast and texture. As a result, the home feels refined and modern without taking attention away from the landscape.

These outdoor spaces are an important part of the design. They make the house feel larger, more open, and fully connected to its waterfront location.

A Beautiful Continuation

This project has been especially meaningful because it represents a continuation of a relationship with returning clients. Their previous award-winning Gambier Island home was a memorable project, and this Sunshine Coast home carries that story forward in a new location, with a new design, and a fresh coastal expression.

From the early framing stages through to the exterior detailing and covered outdoor living areas, the progress reflects the skill and coordination required to complete a custom home on a challenging coastal property.

The finished home is further enhanced by the surrounding stonework, planting, and tiered landscape elements, which help the house feel naturally grounded into the coastal site.

This home has also inspired Windward, one of the newest additions to Tamlin’s Plan Book as part of the Custom Series. The name reflects the home itself, evoking open air, strength, and a design shaped to embrace the coastal elements. Windward offers a strong starting point for clients looking for a modern home with expansive views, covered outdoor living, and a close connection to the landscape.
