This Discovery Ridge project on Bowen Island is a strong example of how modern timber frame design can be adapted for steep coastal terrain. At 2,664 sq. ft., this three-bedroom home was carefully developed to maximize its footprint on a challenging hillside site, resulting in a residence that feels both elevated and connected to the surrounding forest.

The design began with Tamlin’s Discovery Ridge model and evolved significantly to respond to both the site and the client’s vision, while maintaining the recognizable exterior form of the original design. A defining feature of the home is its “upside down” layout, where all bedrooms are located on the lower level, allowing the main living spaces above to fully engage with views of Howe Sound and the surrounding landscape.

Arrival into the home is shaped by a split-level entry from the carport, creating a layered transition that reflects the natural grade of the site. This entry sequence reinforces the organization of the home, guiding movement between levels while maintaining a clear separation between private and shared spaces.

The upper level is centered around an open concept great room, where large windows and Douglas Fir timber structure frame the surrounding forest and coastal views. Clerestory windows introduce natural light throughout the day, while the elevated position of the living spaces enhances both openness and outlook.

Wrap-around decking extends the living area outward, creating multiple vantage points and strengthening the relationship between interior and exterior spaces. This layered approach to living allows the home to respond to both the terrain and the pace of island life, balancing exposure with shelter.

The Efficiency of Prefabrication
Building on Bowen Island requires careful coordination due to ferry access, steep terrain, and limited site conditions. For this project, Tamlin’s panelized system allowed timber frame elements and wall panels to be manufactured in a controlled environment and delivered as a complete home package.

By reducing construction time and minimizing disruption to the hillside environment, this approach supports a more efficient and predictable build process. This is particularly valuable in island settings, where access and site logistics play a significant role in overall project success.
