The Cortes Island reclaimed douglas fir cabin is approaching first floor completion. The owners and builders are extremely pleased with the progress to date and are now awaiting the second delivery of materials.

This next delivery will consist of solid douglas fir open riser stairs that were pre-built at the Tamlin facility, all roofing materials for the 40 year metal roof system, insulation, interior framed walls , doors, windows, and all casings for both the interior and exterior. This will bring the cabin to the weather tight lock up stage.

The owners have been very supportive of the local tradespeople on Cortes by using builders from the island and locals that specialize in interior finishing for the bathroom, flooring and custom kitchen cabinetry.

Tamlin’s in-law suite in Burnaby is progressing on schedule. The sunny spring weather is allowing the exterior work to be completed.

The owner wanted a mixed western red cedar sidewall shingle and no-maintenance stucco combination. The exterior work also involved installing a gable end timber truss to the exterior of the home.  Tamlin pre-stained all wood accents and exterior finishes at the factory to allow for fast installation and the best durability. Two skylights were installed over the east kitchen area to soak up the morning sunshine.

All of the exterior upgrades to perimeter drainage, sanitary and storm have been completed and extra “catch” basins were positioned to handle  Burnaby’s rainy season  – this was all tied into drainage upgrades to the main residence.  This extra work will certainly pay off to allow proper rain water management.

Tamlin’s reclaimed Post & Beam cabin is under construction right now on Cortes Island and is going up quickly! The floor system is finished and now the solid reclaimed douglas fir log walls on the first floor are being put in place. Each layer of logs is secured by large specialized bolts and sealed with log home gaskets.

The weather has been amazing for this project and everything is right on schedule. This reclaimed post and beam cabin has a total of 1000 sq ft and is on sale right now for the same price as the 900 sq ft model for $79,650. Tamlin has just enough of this rare reclaimed timber left at our facility to build one more of these sturdy buildings. Once our stock is sold out of the reclaimed douglas fir log walls, we will then offer the post and beam cabin with an in filled panelized wall system. Tamlin’s Burnaby renovation is moving along nicely.   This 900 sq foot in-law suite, and  400 sq ft bedroom/bathroom renovation is in to its final stages of construction.  The in law-suite features 10 foot high walls, and a complete timber frame truss vaulted ceiling, with walk out to a sunken rock garden.  A “barrier free” approach to the plan involves ramp access to the suite,  and open concept living with easy access throughout the building. Natural western red cedar and douglas fir timbers and siding, completed with maintenance free stucco on the exterior.   A completely customized back yard landscaping project was integrated into the building construction design.  Tamlin worked closely with the City of Burnaby to make sure all the necessary permits and approvals were applied and complied with prior to construction.

Another Post & Beam Cabin shipped to the Gulf Isands!

Tamlin’s “reclaimed” douglas fir post & beam log home package just arrived on Cortes Island. This was the shipment that left Tamlin’s office in Langley Yesterday.
The building crews have already prepared the foundation system (in record time) and assembly of the structure will begin right away.

We’ll keep you up to date on progress as this building is sure to be constructed very quickly since all the structural timber components are pre-cut and ready to assemble!    

Tamlin’s experienced Gulf Islands truck driver “Dirk” of Volkmann Transport -  moves most of our post & beam packages and took his crane truck for easy unloading.

Dirk is an expert on travel throughout the Gulf Islands and is always on time and professional.

The foundation is ready and the first layer of logs will going up this afternoon. The owners are very happy with how quickly their cabin is coming together.

One of Tamlin Homes Reclaimed Douglas Fir Log Cabin’s is moving to Cortes Island today. This fabulous solid wood post and beam cabin is constructed of all reclaimed douglas fir that has been re-milled here at our facility.

The foundation, septic and power are completed on the lot on Cortes Island and waiting for the first shipment to get there. The crew is already there, ready and waiting to put it together. The entire cabin will go out dismantled on 2 truckloads with the first leaving today. It will arrive on Cortes Island mid day tomorrow (May 2nd, 2013) . The prepackaged, labeled and organized sections come with detailed directions for the crew for easy assembly on site. This photo is of the cabin while assembled in our facility in Aldergrove – each piece was labeled during dismantling and then packaged according to sections for delivery.

This is the first truckload of two that will leave Tamlin Homes en-route to Cortes. Once everything in this load is assembled, then the second load will go. The entire weather tight lock up shell should only take a couple of weeks.

Cortes Island is located in one of the most pristine and untouched wilderness regions of the Pacific Northwest. It is separated from Vancouver Island (6 hours total)  by two ferries, from the Sunshine coast by water taxi or private craft, and from Vancouver by a short sea-plane ride.

Tamlin’s Burnaby full general contracting job is progressing well and the home owners are excited about the progress. The vision of the home is exactly as expected. 

The drywall is being completed and the outside stucco is half way done.  The clear western red cedar features under the soffit, and the custom douglas fir timber frame highlights provide for a very natural and warm architecture.  Kitchen cabinets , flooring, and interior finishes have already been designed and are just about ready for installation.

Tamlin’s custom hybrid timber frame home in Lethbridge Alberta is being constructed on schedule.  This 2200 square foot two story residence is a home-owner build project. To make construction easy and fast, Tamlin custom designed the home package with a complete premade and prefit timber structure which was assembled in a couple of days on site.

All framed walls were panelized, so they could be assembled with ease on site, and even the douglas fir timber open riser stairs were recently shipped completely pre-built.  The homeowner, Kurtis, is very satisfied with all the quality of materials and Tamlin’s custom design approach, which simplifies construction for home-owner builders.  Utilizing Tamlin’s meticulous CAD drawings and “bill of materials” there were very few questions that came up during construction, and of course Tamlin was available at its timber frame head office to quickly field any technical issues.

Throughout the entire planning and building process , Tamlin and the homeowner have worked together, and this has even involved making special financial arrangements with the owner’s banking institution to make sure the critical budget issues were addressed which allowed the project to proceed.

Tamlin Homes’ custom “Hybrid” Timber Frame project in Burnaby is now at the “lock-up” stage of construction.   This includes excavation work, basement, framing, doors, windows, and roof system. The electrical and plumbing rough-ins are finished, and the next stage of construction will be the exterior siding and soffits, along with the interior insulation and drywall.

Of course one of the main features integrated into this 5000 square foot contemporary family home is the timber architecture which is highlighted in the front entry and vaulted great room, connected to an open concept kitchen with natural douglas fir post & beam features. The whole area connects to an impressive covered timber deck.  With all the rain in Vancouver, family events such as outdoor barbeques and birthday parties can go on as planned without the worry of weather!

Yesterday’s meeting on site with the homeowners continued to move the project forward on schedule as final interior lighting locations, kitchen cabinets, and built-ins are now being measured “twice” to ensure a perfect fit later.   The owners mentioned that children are so excited about their rooms they are visiting the house every weekend even if this means Dad is making an extra trip after each child has their soccer game!
